Replacement doors planned around the whole opening

A fire door installation involves more than choosing a door leaf. The frame, ironmongery, glazing, seals, wall construction and perimeter detail all need to work together. For an occupied property, the programme also has to account for residents, security and the building's continued use.

Interseal UK undertakes fire door installation and replacement as part of passive fire protection programmes. Our published experience includes riser door replacement in high-rise social housing and fire door work across industrial premises. We help housing providers and managing agents define the package, coordinate the work and agree the information needed at handover.

Establish what the replacement must achieve

The starting point is the building's fire strategy, relevant assessment and the requirements for each opening. A schedule should identify the door location and use, required fire and smoke performance, dimensions, accessibility considerations, security requirements and the intended finish. Any specification decisions that remain unresolved should be raised with the appropriate designer or adviser.

An initial fire door survey can help establish existing condition and access constraints. Where an existing door may be suitable for repair, maintenance and remedial work should also be considered. A replacement programme should have a clear basis for the doors included.

Survey the opening and agree the complete scope

Existing buildings rarely offer identical openings. Surrounding walls, linings, services and finishes can all affect the work. A site review helps establish what can be retained, what needs to be removed and whether further investigation is required before the installation can be specified.

The quotation should make the package clear, including:

  • Which doors and associated components are included in supply and installation.
  • The evidence and installation instructions applicable to the selected assembly.
  • Work to the frame-to-wall interface and surrounding construction.
  • Any agreed joinery, plaster repairs, decoration or waste removal.
  • Items to be completed by others, such as access control or electrical interfaces.

These details make proposals easier to compare and reduce uncertainty when an existing door is removed.

Programme access and security before work starts

For a flat entrance, residents need to understand the appointment arrangements and how access will be managed. Communal and riser doors may require coordination with the building manager and other contractors. Agree the sequence of works, protection of finishes and arrangements for maintaining security and safe building use throughout the installation.

Our Fabrick Group case study describes a high-rise programme involving riser doors, associated joinery, plaster repairs and coordinated service works. It demonstrates why the surrounding work and resident liaison belong in the plan from the outset.

Inspect and record the completed installation

Agree the required completion checks and evidence before procurement. The handover package can include door location references, product information, applicable certification, installation records, agreed photographs and maintenance instructions. The precise documents available depend on the products and project scope and should be confirmed in the contract.

Records are most useful when they connect a specific opening to the installed assembly. A generic brochure cannot explain which components were fitted to an individual door. Any incomplete work or follow-up item should be identified so that the client can track it to resolution.

What determines the cost and programme?

Door type and dimensions, performance requirements, finish, component specification and manufacturing lead times all influence the proposal. Existing opening condition, access, number of sites and the extent of making good can be just as significant. A photograph is useful for an initial discussion but will not reveal every concealed detail.

Provide the schedule, survey information and preferred programme, together with any restrictions on visits. We will discuss what needs to be confirmed before a meaningful quotation can be prepared. Enquiries are supported through Nottingham and Middlesbrough, with wider portfolio work considered through our national service. Start with our quote preparation guide.

Fire Door Installation: your questions

Does replacing the door leaf alone solve the problem?

That depends on the existing assembly and the evidence supporting the proposed change. The frame, components and surrounding construction need to be considered together. The scope should say clearly whether a leaf replacement or a more extensive installation is appropriate.

Can installation include associated making good?

Associated joinery and plaster repairs form part of our published project experience. Tell us what you need included and we will define the making-good package, finishes and responsibilities in the proposal.

What should I retain after replacement?

Keep the agreed location-based installation records, relevant product evidence, maintenance information and details of any outstanding items. Confirm the specific handover requirements before work starts so that the information can be collected during installation.
