Interseal UK can discuss passive fire protection programmes for properties across Teesside and surrounding areas, coordinated through our Middlesbrough office. For housing providers and property managers, the brief often combines survey findings, resident access, planned repairs and the need for reliable completion records.

If your sites include Middlesbrough, Stockton-on-Tees, Redcar or Hartlepool, send a property list with your enquiry. Include any buildings further afield, such as Darlington, so that the team can confirm the full scope and availability. Our regional contact is the Northern Regional Office in Middlesbrough; we do not present each service area as a separate office.

Start with the building information you have

A regional programme may include buildings with different construction histories and levels of documentation. Some may have current compartment drawings and door registers; others may have only photographs and actions from an earlier assessment.

Identify those differences before requesting one price across the portfolio. They affect how much can be established from existing information and where survey work or further investigation is needed. Our quote preparation guide sets out the documents and access details that help us assess a brief.

Fire compartment surveys and fire door surveys should have agreed boundaries, with inaccessible areas and the need for additional investigation recorded. If the enquiry is prompted by a wider fire risk assessment, include the relevant action and its supporting context rather than only a short instruction to “make compliant”.

Coordinate work within occupied properties

For a programme spanning several sites, define who owns resident communication and who can authorise access at each building. A shared appointment process can help, but individual needs and local management arrangements still need to be understood.

Before setting dates, establish:

  • Which areas can be reached through communal access and which need appointments.
  • Who holds keys or can provide an escort and site induction.
  • How residents will verify an operative's identity and raise concerns.
  • How missed appointments and restricted access will be recorded.
  • Which other trades or planned service works affect the same locations.
  • Who makes decisions if the conditions found differ from the brief.

Our resident access and appointments guide expands these points. Discuss support requirements through the building manager using an appropriate private channel, rather than including sensitive resident information in an initial website enquiry.

Connect remedial work with the original findings

Following a survey, fire stopping or fire door maintenance should be traceable to the relevant building and item. Keep the same references through the schedule of work, progress updates and handover.

This is particularly useful where delivery is phased around occupied homes or another contractor's programme. A completed stage should show which items were addressed, which remain inaccessible and what further decisions are needed. It should not leave the property team to infer completion from an invoice total.

Our after-work guide explains how to organise the records and keep the maintenance team informed about later alterations.

Experience recorded in the North East

The Fabrick Group case study describes our historical 2010–2015 programme of surveys, reporting and remedial works. It includes work for Tees Valley Housing and illustrates the importance of coordination and location-based records across an occupied housing portfolio. Those dates are part of the evidence; the case study is not a claim of a current framework appointment.
